Pre-purchase property inspections

Pre-listing inspections for the seller

A pre-listing inspection is done to the same standards as a pre-purchase inspection. It is a popular way of helping sellers identify necessary repairs in advance, which allows them to prepare their property and to use the inspection as a selling tool. This allows the seller to repair conditions or reflect them in the price. This can speed up the sale and may get you a better sale price. Different factors of the home, such as size, age, and use may the home inspection fee.

Pre-Renovation Inspection

A pre-renovation inspection will find unknown problems that may affect your renovation budget. Know the condition of your home to plan a successful renovation.

Home Inspection Basics

A home inspection is a visual examination of the readily accessible and visible major systems, components, and equipment of the primary residence on the property. Our goal is to identify and report on any existing major problems. A typical inspection takes approximately 2 ½ to 3 ½ hours. Depending on the age, size, and complexity of the home, extra time may be required. Clients are given a verbal summary at the end of the inspection, and are encouraged to raise any outstanding issues while on site. A written PDF report that documents the inspector’s observations will be provided within 48 hours in email form. A hard copy in a binder will be provided at the clients request.

Building Pro will also provide free phone consultation regarding the inspected home for as long as you own it.

The inspection is performed in accordance with the HIABC Scope of Inspection and Code of Ethics. All the homes major systems are covered including: roof, structural, electrical, heating, cooling, insulation, plumbing, interior and exterior.

Bob encourages you to participate in the inspection. If you are unable to attend for the whole inspection, please try to attend at the end for the verbal report and walk through. By doing so, the visual presentation of any problems discovered will give you a better understanding of any issues that may be found. It is also an excellent opportunity for you to take advantage of the inspector’s experience to learn about maintenance requirements, safety issues, and general information about the systems in the house.
